Who can benefit from REM?
Whether you are a tenant, an owner, a private or corporate landlord or public sector estate manager, REM can benefit you.
The low barrier to modelling and analysis in terms of cost, time and technology, means that the results of potential refurbishment options can be demonstrated before a proceeding with a larger financial commitment to a project. Building owners can easily work out a pay back period for any potential investment they wish to consider on a building. REM does not have to result in major refurbishment costs however – we have a range of over 135 refurbishment options from something as simple as changing lightbulbs and altering the time during which cleaners come to the building – both examples which can be analysed from a cost benefit and carbon reduction point of view.
REM needs very limited information on the existing building and occupancy – at the very least, current energy bills and photographs of the building can be enough.
REM represents a shortcut to estimating actual energy intensity and enables landlords and managers to identify existing buildings with a high potential for refurbishment and thus CO2 reduction.
With limited information MetzREM can help all stakeholders in a building understand the most cost effective manner of achieivng substantial CO2 and energy reductions for a limited fee. The benefits to tenants are lower energy bills and more comfortable working conditions, the benefits to landlords are happier tenants and longer working life of their asset, the benefits to public sector estate managers are therefore manifold – lower maintenance costs, lower energy consumption and importantly, a step along the way to achieving the mandatory Government requirements.
How Accurate is REM?
Statistics suggest that a REM will provide results to an accuracy of 10% in terms of the likely energy to be saved.
